For rooftop additions, offsite modular construction beats conventional on-site building on weight, program and resident disruption. The decision between prefabricated modules and conventional construction is far more consequential on a roof than at ground level, because everything has to travel up past people who live there.

Weight

Conventional rooftop construction typically means additional concrete, blockwork and wet trades. Lightweight modular chassis — steel frame with engineered-timber cassettes — reduce added dead load dramatically, which is often the difference between a project that needs major strengthening and one that does not.

Program and disruption

  • Modular: factory build runs in parallel with approvals; crane lift is usually a single day.
  • Conventional: sequential trades on site, weather exposure, months of hoisting and noise.
  • Modular: the existing roof is opened for the shortest possible window.
  • Conventional: temporary weather protection over occupied apartments for the full build.

Cost certainty and quality

Factory production means fixed scope, controlled tolerances and inspection at every stage rather than variations discovered mid-build. The trade-off is that design must be locked earlier — changes after production starts are expensive.

When conventional still wins

Irregular roof geometry, no crane access, or a heritage outcome that demands site-specific craft can all favour conventional construction. Access is usually the deciding factor, which is why crane strategy is assessed before design.
